Deposit Payment on Booking
You will be charged 25% of your stay as a deposit, when you book.

Deposit Payments are NON-REFUNDABLE.
The ONLY time we will refund your deposit payment is if you cancel your booking within 12 hours of making it.

Room Check In: from 3pm    Room Check Out: from 11am

The times listed above are for your guaranteed room availability. It is usually possible to arrive earlier and leave later.

Let us know your plans and we will always do our best to accommodate your wishes.

Payment Processing, Cancellation and Curtailment

We will send you a payment link for the outstanding amount of your booking, usually the day before or on your arrival.

This must be settled before your first night here.

If you cancel your stay within 48 hours of your arrival* we will charge you the full amount of your stay.

If you cancel with more than 48 hours of your arrival* you will not be charged at all, except for your 25% non-refundable deposit.

If your stay with us is cut short, or curtailed, you will be charged for the full amount of your booking.

*arrival is defined as 3pm on the first day of your booked dates.


We keep a pair of cots and high-chairs for our smallest guests and these are available free of charge.

Extra Beds for Children
We can place one ‘camp bed’ in our first floor rooms, which are suitable for children up to the age of 12.  There is a £30 per night surcharge for this. If you have two or more children, we advise you book a pair of inter-connecting rooms.

Wilful Damage and Smoking
We understand that accidents can happen and things sometimes break. However, if any wilful damage is discovered we will charge you cost plus 20% to make it right.

Smoking is not permitted anywhere inside the building. A fine of £100 will be levied if this rule is ever broken.  There is a smoking area outside the building in the front forecourt.

Respecting our other Guests
We ask that you be mindful of other guests, especially when using your television.  We reserve the right to eject, without refund or recompense, guests considered to be disruptive to our other guests.
